Located near the Friendship Heights metro station is the $33-million Chase Tower. It is a mixed-use project owned by The JBG Companies and JER Partners, and is the latest addition to this area.
The Clark Construction Group Inc. recently completed the 250,000-gross- sq.-ft. (23,226 sq m) project that includes a 230,000-gross-sq. ft. (21,368 sq m) office building with 10,000 sq. ft. (929 sq m) of first floor retail space, a 20,000-gross-sq.-ft. (1,858 sq m) retail pavilion, and a landscaped park. A two-level underground parking facility is shared by the office and retail structures.
RTKL Associates of Washington, D.C., designed the Class A complex with a facade clad in granite and precast, highlighted by large punch windows with a distinctive mullion pattern and metal panel accents. The design takes advantage of the complex’s unusual lot by creating a central curvilinear form that marries the right half of the building to the left, giving both the exterior and interior a striking appearance.
A two-story glass-enclosed main entrance welcomes tenants as they enter the dramatic multi-story lobby, which features a unique wall that combines wood panels with stainless steel and stone panels. Lobby finishes also include granite floor, stainless steel and glass balcony rails.
Also included in the project is a .75-acre (.3 ha) park in the paved plaza with retaining walls, benches and extensive plantings. The retail pavilion is designed to accommodate a restaurant with rooftop cafe. A comprehensive art program unifies the complex with sculptures, terrazzo paving and an accent fountain.
In addition to Clark and the architect, the project team included JBG/Trizechahn Development Services, LLC of Washington, D.C., owner’s representative; KCE Structural Engineers also of Washington; VIKA Inc. of McLean, VA, civil engineer; and Stephenson & Good of Alexandria, VA, landscape designer. RTKL Associates also served as the mechanical/electrical engineer.
