Work is currently underway at One Liberty Center, a 13-story office tower located near the Ballston Metro at the intersection of North Randolph and North Ninth Streets in Arlington, VA. Owned by Ballston Investor Group I of Arlington, One Liberty Center is one of Northern Virginia’s largest office development deals to break ground in the past year and is 98-percent leased to the General Services Administration. The Clark Construction Group Inc. is serving as general contractor on the $38- million project.
Designed by SmithGroup of Washington, D.C., the 550,000-sq.-ft. (51,096 sq m) One Liberty Center is the first phase of a 1.1-million-sq.-ft. (102,193 sq m) mixed use project. Clark Construction has demolished an existing building on the site and is installing the support of excavation to make way for the new office tower, which will feature street-level retail and five levels of below-grade parking.
The facade will incorporate architectural precast concrete, punch and storefront windows, and striking entrance canopies. American cherry wall panels with routed reveals and frameless decorative glass will adorn the lobby.
Other team members include The Fred Schnider Company of Arlington, VA, managing owner; The Shooshan Company of Arlington, VA, developer and leasing agent; SK& A of Rockville, MD, structural engineer; TOLK Inc. of Fairfax, VA, MEP engineer; Parker Rodriguez of Alexandria, VA, landscape architect; and VIKA Inc. of McLean, VA, civil engineer.
The anticipated completion of the project is early 2005.
