Occupying the former site of the old Dime Savings Bank, the Residences at Terrell Place — a luxury 29-unit, 10-story condominium building — is now under way at 7th and E streets NW in downtown Washington, D.C.

Clark Residential LLC is serving as general contractor on the $17-million project. The Clark Construction Group Inc. is the general contractor on Terrell Place, the adjacent office and retail component, which completes the mixed-use complex developed by CarrAmerica Urban Development LLC of Washington, D.C. The office and retail component of Terrell Place is owned by a joint venture between CarrAmerica Urban Development LLC and a client of JP Morgan Fleming Asset Management. The Residences are owned by 675 E Street LLC.

This project features the restoration of the oldest historic facade Clark has undertaken in the District. Dating back to 1868, the stucco and cast iron composition is unique. The original facades of the old Dime Savings Bank will be incorporated into the first five floors and a blend of precast, masonry, metal panels and curtain wall will be featured on the upper floors and the connecting glass elevator tower.

In association with Oehrlein & Associates, of Washington, D.C., SmithGroup, of Washington, D.C. designed the facade on the corner of 7th and E streets to replicate the Dime Savings Bank circa 1909, using decorative copper, leaded glass and cast iron grilles. High-end finishes such as oak, maple and cherry wood flooring, granite kitchen countertops and Canac cabinets, will add elegance to the interior. A 10-story elevator tower features an English channel glass system and is located between the 10-story building and two, four-story historic wood frame row houses that will be restored to include nine of the 29 units. Constructed beneath an adjacent public alley, a pedestrian tunnel will connect the condominiums to an existing underground parking garage.

In addition to architectural design, SmithGroup also will design the mechanical and electrical systems. Oehrlein & Associates is serving as the historic preservation architect and McMullan & Associates of Alexandria, VA, is the structural engineer. The project is scheduled for completion in summer 2003.
